Pond Hill Drive – Residential Renovation

This residential renovation project on Pond Hill Drive focused on transforming an underused exterior deck into a comfortable indoor dining hall and simplifying the roof geometry for a cleaner, more modern look. The existing roof had two opposing slopes; the new design introduces a single outward slope that improves drainage and enhances the elevation facing the street.

My role covered understanding the client’s requirements, developing the proposed layout and roof form, and preparing permit-ready documentation for submission to the county. This included existing and proposed plans, elevations, roof framing information, and supporting details to help the project move smoothly through the approval process.

Project Scope & Constraints

  • icon
    Existing Conditions Review:
Site photos, measurements, and assessment of the existing deck, roof slopes, and drainage patterns.
  • icon
    Client Requirements:
Enclose the deck as a dining hall, improve the front and side elevations, and keep the structure practical and cost-conscious.
  • icon
    Regulatory Considerations:
Coordinate with county regulations related to setbacks, roof height, weather protection, and structural safety.

The design approach was to build as much as possible on the existing structure while still achieving a clear architectural improvement. Walls and openings were aligned with existing supports where feasible, and the outward sloping roof was shaped to direct water away from the house while keeping the profile visually light and balanced.

Problem Statement

  • icon The original deck was exposed to weather and could not be used comfortably year-round.
  • icon The two-sided roof slope created a heavy, cluttered appearance when viewed from outside.
  • icon The client needed clear drawings and documentation to obtain county approval for the renovation.

Final Outcome & Impact

  • icon
    Before vs. After Massing:
The new outward sloping roof simplifies the form, improves the street-facing elevation, and ties better into the existing house.
  • icon
    Increased Usable Space:
The enclosed dining hall extends the interior living area, making the space usable in all seasons instead of only in good weather.
  • icon
    Permit-Ready Documentation:
Prepared coordinated plans, elevations, sections, and roof information tailored for county review, supporting a smoother approval process.

Overall, the Pond Hill Drive renovation turned an exposed deck into a functional, well-lit dining space, while the new roof form gave the home a cleaner and more coherent look. The combination of design work and clear technical documentation helped align the client’s vision with county requirements.
